Finding mobile homes for rent can be difficult.  That’s why MHVillage has several tools on the site to make it easier. In this article we will show you how to quickly search and find rental homes in your area. Here’s one thing you should be aware of – the location where you want to live can determine how many manufactured and mobile homes for rent there are on the market.

Some warm weather states like Florida, Arizona and California have areas where many homes are available, as they have large populations of vacationers and snowbirds.Other areas may not have as many. We’ll show you how to find homes, and then use the MHVillage tools to narrow down the listings to exactly what you are looking for.  If you are in an area with fewer available homes, we’ll show you how to easily set up an alert so you are emailed the minute one comes on the market.

Buying or Renting a Mobile Home? Here’s How to Contact the Sellers.

Here at MHVillage, we hear this a lot:

I found a home that I am interested in on MHVillage.com. How can I get more information about the home?

MHVillage.com does not own or directly sell the homes on our site. To get more information, you will want to contact the seller of the home directly. They have provided a phone number and/or an email option on their home listing page that you can use to reach out to them.

Looking to find a home to buy? Searching MHVillage is a great place to start. Each home on MHVillage has it’s listing page. This page has all the information provided by the seller – plus photos of the home. If you have questions, this is where you will want to look for contact information to connect with the seller.Home for Sale

There are two easy ways to contact a seller. Below you will find tips on how to find and use these features:

To the right of the photos of the home on the listing, you will see a button that has an envelope icon and says “Email Seller.” Click this and a box will pop up. You will then want to include your contact information and you can add a short note. Information provided here will be sent directly to the seller.

Have a list of questions handy, and don’t forget to include your contact information so the sellers can contact you back right away. Keep in mind that email responses can take a little longer, so if you see a home you want more information on right away – give them a call.

To find the seller’s phone number, you will want to scroll down the page until you see a heading in red that reads “Contact Information.” Click on the button that says “View Phone #” to reveal the number. You can then contact the seller directly via phone to ask more questions.

Again, have your questions ready. What is important to you – do you need to know if the community allows pets? If it is an age qualified community? How about the school system? Be prepared when you make that call.

A few other options: If a seller has provided a link to their website there will be a button above the “View Phone #” button that is marked as “Seller Website.” This may also provide you with additional forms of contact.

If you are looking to purchase your first manufactured home, or even if you have owned one for awhile and are looking to buy another, there are certain facts you should know. There are a lots of great online resources for information on mobile homes, including your state manufactured housing association. In this article we will look at 5 important facts about manufactured housing that may help you decide on your next home.

What is a state manufactured housing association?

All across the country there are state specific, independent, non-profit organizations that are fantastic resources for information on manufactured housing. QUESTION: Are manufactured homes built to a quality standard?

ANSWER: The construction of all manufactured homes marketed in this country is strictly regulated by the U.S. Department of Housing and Urban Development’s Manufactured Home Construction and Safety Standards (or the HUD Code). In many cases, manufacturers view the HUD Code as minimum performance standards – and exceed mandated standards in their basic designs and offer buyers option packages with upgrades for increased energy efficiency and overall performance.

The HUD Code encompasses not only the construction of the home, but also the performance of heating, air conditioning, ventilation, plumbing, thermal and electrical systems.

QUESTION: Are manufactured homes a good investment and where do I get financing?

ANSWER: Many types of financial institutions and service companies – including banks, savings banks, credit unions, mortgage companies, and consumer finance companies – offer loan programs for manufactured home buyers. These companies can offer a number of types of consumer, conventional and government-insured financing, such as the Federal Housing Administration (FHA), Veterans Administration (VA), Farm Home Loan Administration (FmHA), the Government and the Federal National Mortgage Associations (Ginne Mae and Fannie Mae, respectively) and the Federal Home Loan Mortgage Corporation loan programs.

As for their investment possibilities, manufactured homes can retain – and gain – value when placed in the proper environment, installed and maintained properly, and treated as a long-term housing investment. Continue reading
