Photo Tips and Tricks for Your Home Listing!

We often have sellers ask how they can improve their home listing on our site. More often than not, we start by looking at the photos of the home. We know that when we talk to home buyers on our site, their number one request is: “More pictures please!”

Statistically, we have found that homes with over 30 photos receive 25% more clicks to view than similar homes with fewer photos.

Yes, you read that correctly! So there really is no such thing as too many good pictures! The important word being “good”. While your bathroom might have really lovely tile, and you may have recently replaced the shower curtain, there are only so many good angles you can capture of this space.

However, the exterior of the home, the layout of the living spaces, the community the home is in, these are all areas that have a variety of different angles which would be very beneficial to your buyer.  You would be surprised how quickly you can surpass that 30 photo mark!

Pro tip: Try having your first photo be of the exterior of the home since if the buyer was coming to see it, that would be their first impression in person too!

The goal is to give the customer the experience of walking through the home when they are scrolling through the pictures. Remember, home buyers might be moving from a different state.

Hopefully these few tips will help you be able to present your home to the perfect buyer – because after all, you only need one buyer to close the deal!

Buying or Renting a Mobile Home? Here’s How to Contact the Sellers.

Here at MHVillage, we hear this a lot:

I found a home that I am interested in on MHVillage.com. How can I get more information about the home?

MHVillage.com does not own or directly sell the homes on our site. To get more information, you will want to contact the seller of the home directly. They have provided a phone number and/or an email option on their home listing page that you can use to reach out to them.

Looking to find a home to buy? Searching MHVillage is a great place to start. Each home on MHVillage has it’s listing page. This page has all the information provided by the seller – plus photos of the home. If you have questions, this is where you will want to look for contact information to connect with the seller.Home for Sale

There are two easy ways to contact a seller. Below you will find tips on how to find and use these features:

Email: Email Seller button


To the right of the photos of the home on the listing, you will see a button that has an envelope icon and says “Email Seller.” Click this and a box will pop up. You will then want to include your contact information and you can add a short note. Information provided here will be sent directly to the seller.

Have a list of questions handy, and don’t forget to include your contact information so the sellers can contact you back right away. Keep in mind that email responses can take a little longer, so if you see a home you want more information on right away – give them a call.

To find the seller’s phone number, you will want to scroll down the page until you see a heading in red that reads “Contact Information.” Click on the button that says “View Phone #” to reveal the number. You can then contact the seller directly via phone to ask more questions.

Again, have your questions ready. What is important to you – do you need to know if the community allows pets? If it is an age qualified community? How about the school system? Be prepared when you make that call.

A few other options: If a seller has provided a link to their website there will be a button above the “View Phone #” button that is marked as “Seller Website.” This may also provide you with additional forms of contact.

Manufactured Home Buyer’s Checklist

If you’re looking at buying a pre-owned mobile home, you’re aware of the many decisions you’ll need to make. There’s the basics like figuring out what home is the right size for you and your family, what’s the right location, and whether you want a “handyman special,” something that is “move-in ready,” or something in the middle.

On top of those considerations, there are unique mobile home details you may not be aware of. That’s why we’ve compiled this handy checklist of 10 essential, but little known, items you don’t want to miss before you buy.

Home Buyer’s Checklist

  1. Confirm Manufacturer, Model Name, and Date of Manufacture

It’s always a good idea to confirm the Manufacturer, Model Name, and Date of Manufacture before you purchase a home. Many banks and insurance companies require all of the purchase paperwork to match the exact state records concerning the home. You can typically verify this information by locating the manufacturer’s data plate; this sheet of paper is normally glued to the inside of a closet or cabinet door. Also be aware that the Year of Manufacture may differ from the Model Year of the home.

2. Verify Dimensions of Home

The size of the home should be verified with a tape measure, as many documents containing the dimensions of the home include roof overhangs and a 4′ trailer hitch. Your actual square footage may be smaller than anticipated if you go solely by the listing information.  Continue reading
