Affordable Housing Update

National Nonprofit partners to expand efforts in Texas

Nonprofit organization Texas Community Builders, a wholly-owned subsidiary of Business and Community Lenders (BCL) of Texas, is demonstrating the potential of delivering affordable, energy-efficient housing in Texas’ rural communities with factory built housing through a partnership with Next Step Homes, LLC and Clayton Homes.

A model home in La Grange, Texas, will serve as an example of what is possible for teachers, first responders, families and individuals of moderate income levels, and more searching for higher value, lower cost homeownership opportunities to promote asset building.

Rosa Ríos Valdez, CEO of Texas Community Builders, said, “We are proud to work with our partners to offer a model for affordable, energy-efficient housing that will be replicable in communities across Texas.”

City officials, economic developers, and members of the public will be invited to an open house and tour of this model home to explore the future of sustainable housing. An open house for home buyers and the public will be held on Saturday, July 8, with a second event for developers, real estate professionals, and officials on Friday, July 21.

Pricing for 3 bedroom, 2 bath homes starts from $149,000, including the land. Homes are highly customizable with optional features and a choice of layouts, and are built on a permanent foundation to ENERGY STAR® standards. Homes will be available for purchase or order as early as August 2017.

MH Community Living – 3 Tips for Maximizing Your Home’s Value

I began living in MH Communities in the mid-1980s. Previously, I’ve also owned and lived in brick veneer houses in nice and pretty expensive neighborhoods. Listen to the voice of experience: if you want to protect and grow your home’s value, think about these three facts.

  1. Location, location, location. Real estate agents say this is huge to your home’s value. The nicer neighborhood has more value than one that is poorly kept. Keep your home-site, steps, decks and the exterior of your home looking great. Help your neighbor, starting by example, to do the same. Even if you live in the nicest community in your area, never stop improving. It’s fun, builds community pride and adds value to your home by enhancing your curb appeal.
  2. When your community is full, values go higher. I always picked the nicest MH Community and the one that was the most full to buy or place my manufactured home in. If there are vacancies, help management fill them by referring friends, family and co-workers who are looking for a new place to live. When your MH Community is 100% full, the only way for someone else to get into that location is to buy an existing home! Supply and demand…that pushes MH values higher. By the way, the same is true for conventional housing in residential neighborhoods.
  3. What’s in a name? Plenty. Get in the habit of saying “manufactured home,” not “mobile home” or the “t-word.” Yes, “mobile home” is easier to say, but legally there have been no new mobile homes built in the U.S. since June 15,1976. When the federal manufactured home construction standards went into effect that day, there was big safety, quality and energy-savings improvements. Apples-to-apples, a manufactured home is worth more money than a mobile home. So if your home was built in or since since that 1976 date, get in the habit of calling it what it is. Ask yourself this question. If you needed to sell your home some day, which would bring you more money? A “trailer,” a “mobile home,” or a “manufactured home”? Which sounds classier?
